Planning
Picture the scene: you find the perfect site and design the
perfect house, now all that's left is to submit your plans to
the local Planning Department and your dream home turns into
reality. Well that's how the story should go, but things are
rarely that simple. Firstly, you have to find the site and this
can take months, if not years and in many cases it's who you
know, not what you know.
Then there's design - finding an Architect who can interpret and
translate your vision to plan can be challenging. If you’re

Last, but not least, there's applying for Planning and the least
said here the better. Some Planners can be viewed as 'old
school' - unwavering and bureaucratic, whilst others are more
than willing to take risks, especially with one-off designs.
The critical factor appears to be location: in some areas you go
through hoops to get a bungalow passed and yet others are less
complicated. Programmes like Grand Designs promote the crème de
la crème of architectural genius; leaving many in Northern
Ireland deflated and bemused as to how they got their planning
in the first place? How many Grand Designs can you recall in
Northern Ireland?
Do we really lack any kind of design flare or are the plans
simply being rejected? It’s currently taking roughly 8-12 months
for planning decisions, and if you wish to appeal a decision it
can take up to a further two years, due to their backlog.
